Hi,

I am interested in possibly buying a timeshare in Las Vegas.  I bought my first timeshare  at a ski resort in 1979 (28 years ago).  It has worked very well for me.  We also belong to Interval International and have traded many times.

I am interested in a two bedroom timeshare on the Vegas Strip.  I have investigated the Polo Towers and am considering purchasing there, through the resale market.  I have several questions.

1) What is the difference between the Suites and the Villas?
2) I have read that the Suites are being refurbished.  After refurbishment, will the Suites and Villas be the same in terms of quality?
3) Has the added fees already been assessed to the oweners for refurbishment?
4) Will the refurbishment fees be paid only by the owners of Suites or will those who own a Villa also have to pay into the refurbishment fund?
5) How does Polo Towers compare to other timeshares in Las Vegas?
6) How does Las Vegas compare to other areas for demand?

If anyone knows the answers I would appreciate any help.

The difference is elegance. If you want a more upscale unit you should lean towards the Villas. If you are looking for simplicity you should sway towards the Suites. Here is a link to see the difference

I seriously doubt it. When resorts upgrade units they usually do the carpet, TV, appliances and other simple upgrades. The Villas is a newer resort and meant to be more luxurious than the Suites hence the reason they are more expensive.

That would be a great question to ask the resort, I am not a 100%

I have heard nothing but good things about the Polo Towers and that resort generates a large resale interest. The other highly promoted resort is the Tahiti Village and Marriott Grand Chateau.

We went to Las Vegas this last weekend.  We ended up buying at Tahiti Village, I am unsure if this was a wise choice or not.  I found on your website where people had the same unit we bought for alot less.  But we also got 12 bonus weeks a year and I am not sure if you would get those if you bought from a private party.  Any input on this resort would be greatly appreciated.  We do go to Vegas 2 times a year, however I wish that this resort was closer to the strip. But our main reason for buying was for trading, last year we went to Maui and rented someones time share for $4200.00 so we figure if we are going to spend that much a year taking the kids on vacation that a timeshare might be great for us.  I just wish I knew if this one is good for trading or if I should have looked at something else.

If you go twice a year why would you need 12 bonus weeks? I would invoke your right to cancel the contract and cancel the purchase immediately! Do more research on exactly what you are looking for in a resort and what will trade best for your family. Vegas is a nice area to own at and Tahiti is a nice resort, but there are better resorts available for the price you paid for your Tahiti.

How do I revoke? And what other property would you suggest that we look at?  We like to take a 1 to 2 week  vacation in the summer with our kids and my brother, his wife and 2 kids. In addition to our Vegas trips, this year I think we are going to also take a week in Mexico (we have never been there)

Depends on what you are looking for in the amenities at the resort. Marriott has a great Vegas timeshare, I have heard good things about Villas at Polo Towers as well. If you want to cancel your contract I would read the "rescind" section of your paperwork. I do believe it will entail a letter to the resort stating the cancellation plus you should call. The main reason I am recommending you canceling is you can find resales at a fraction of the cost plus if you financed the timeshare through them the interest rates are insane! I would simply do more research before you make your final decision.

Okay, I am looking at the Marriott listings....it seems that there maintence fees are higher.  Are there any additional weeks? Where do I find out how there program works compared to the Tahiti Village one?

Depends on which resort you own at. But it is a top destination in the country and should reap good trade power (depending on where you want to exchange to and how much time you have to do it).

Is Vegas a good place to have for your home resort as far as trading power?

My husband and I own a double unit at the Grandview in Vegas and we have great trading power. We were able to buy in week 52 so don't have any trouble with that at all. Because it's hooked up to RCI, we can trade all over the world, use points for cruises, car rental, airline, etc. We feel really blessed to be there. Plus it's a beautifly resort.
They give us 6 bonus weeks which we have not used in the past but are planning to use this year (gift & rent).
We also get 122,000 points a year if we don't use both of our units (can be split). We use the points a lot to travel and stay a few days here and there.
It only gets better with time as far as I can see with timeshare. I gain more knowledge and am able to let my units work for me. RCI is very good about helping to walk me through uncharted territory.
